Toivo Roztyly will be built in two stages on Komárkova Street. In the first stage, YIT will construct four buildings with one underground and six above-ground floors (including one receding floor), comprising 88 apartments. The second phase will offer 116 units in four buildings with one underground and five to six above-ground floors (including one receding floor). In total, the project will feature 204 apartments, ranging from studios (1+kk) to 5-bedroom units (5+kk), with sizes from 29 to 120 square meters. The 1+kk and 2+kk units will come equipped with kitchens.
The apartments will be oriented mostly to the south, facing a quiet courtyard. Each section will include stroller storage and ample basement storage units. All buildings will have underground garages with sufficient parking capacity.
Elegant Design with a Green Courtyard The architectural design by ABM Architects features clean lines, reflecting the Finnish style of living. The minimalist and timeless design in light colors fits seamlessly into the surrounding development. The developer also plans to create a green space between the buildings, offering areas for both active and passive relaxation.
As part of the development, YIT will create a new street that will eventually connect Komárkova and Hrdličkova Streets. This street will include public parking spaces, urban greenery, and a public park with pedestrian and cycling paths. There will also be benches and other urban furniture.
Eco-Friendly and Energy-Efficient Living In line with YIT's commitment to environmental sustainability, the Toivo Roztyly project will include various eco-friendly elements. "Toivo means 'hope' in Finnish, and sustainable housing construction is a hope for nature and the environment," explains Dana Bartoňová, YIT Stavo's commercial director. Energy-saving features will include LED lighting in common areas, ventilation systems with heat recovery, and triple-glazed insulated windows. The development will also have public charging stations for electric vehicles and bike racks. Water conservation will be prioritized.
Greenery will be a key element throughout the development, with green paving in the courtyard and green roofs for water retention. YIT also plans to plant and protect trees.
For sustainability, the project will prioritize materials with EPD (Environmental Product Declaration) and FSC (Forest Stewardship Council) certifications, such as interior doors, ceramic tiles, thermal insulation for walls, roofs, and floors, as well as benches and elevators. "In terms of sustainability, modular bathrooms will be installed in selected apartments, bringing significant labor savings, higher construction quality, reduced costs, and lower CO2 emissions," adds Bartoňová.
Family-Friendly Living with All Amenities Nearby Prague 11 is a popular residential area with full amenities, good transportation connections, and plenty of green spaces for leisure activities. Near the Toivo Roztyly project, you'll find kindergartens, elementary schools, restaurants, a hobby market, grocery stores, healthcare facilities, and pharmacies. The Westfield Chodov shopping mall is just a few minutes away for larger shopping trips or entertainment. The Roztyly Metro station (Line C) and a bus stop are only a 5-minute walk away. Convenient access to the D1 highway and Prague's main roads makes driving easy.
Future residents can also enjoy nature nearby. Just a short distance from the project begins Michelský Forest, which includes the Nové Roztyly running circuit and connects to Kunratický and Krčský forests.
