Skanska Begins Construction on the Penultimate Phase in Prague’s Kbely

The new residential development has been designed to meet the strict requirements of the BREEAM environmental certification, featuring a photovoltaic (PV) power plant and blue-green infrastructure. Interior finishes use certified materials, and apartments are equipped with a Smart Home system. Construction is scheduled for completion in 2026. Of the 66 apartments available, 53% have already been sold, with an average price of 135,000 CZK per square meter, including VAT.

The Echo and Foxtrot apartment buildings will be situated near two green parks spanning a total area of 21,000 m², and will include two playgrounds, a workout zone, and a bike path. The complex also offers a newly opened kindergarten, and a Norma supermarket is currently under construction. “Albatros Kbely has everything needed for a comfortable lifestyle practically within reach, making it an ideal residence for couples and young families, as well as a great investment opportunity. The high demand is evident from our sales results, with over 50% of units sold in just five months,” comments Lukáš Maděra, Head of Sales and Customer Service at Skanska Residential.

The apartments are designed with efficient use of space and include high-quality features such as security entrance doors, durable floating floors, and taller interior doors. High standards of healthy and sustainable materials, certified by EPD, FSC, and PEFC, are maintained. Additional benefits include a Smart Home system and private outdoor space for each unit, whether it’s a garden, balcony, or top-floor terrace. Underground amenities include storage rooms, a bike room with a stroller area, a washing station for bikes and pets, and garages prepared for electric vehicle charging.

The apartment buildings achieve a very low energy consumption rating of PENB-B, making them 30% more energy-efficient than the legislative standard. Rooftop photovoltaic panels will further reduce operational costs. Water will also be managed efficiently with low-consumption fixtures, preventing unnecessary use. The project meets the strict requirements of the BREEAM sustainability certification at the VERY GOOD level.

The public space emphasizes a blue-green infrastructure concept. Rainwater is not directed to the sewage system but is stored in underground tanks for irrigating shared green areas around the buildings. Excess water flows into swales, enhancing the local microclimate.

The Albatros Kbely project will offer a total of 652 apartment units across five phases and 11 buildings, covering an area of 98,089 m². The kindergarten and three phases of the project have already been completed. Named after the legendary Aero L-39 Albatros training aircraft, displayed in a nearby hangar at the Kbely Aviation Museum, the identity of this new residential district is closely tied to aviation, reflected in various elements throughout the interiors and exteriors of the complex, including the names of the individual apartment buildings.
