Skanska completes the Parkview office building. The project, from a studio of architects from New York, puts the finishing touches to the Pankrác Plain

The modern Parkview office building, which stands opposite the Central Park in Prague’s Pankrác district, has received the occupancy permit. The project, which is already almost 90 % leased, offers a total of 16,000 sqm of space over nine floors.

Parkview is the second office project from Skanska built on the Pankrác Plain. The first was City Green Court building, which was completed in 2012.

"Pankrác has retained its position as one of the most stable business districts, and demand for space here is still strong. We are therefore delighted that Parkview will expand on this substantially. The building offers space in the very heart of the district, but also in the immediate vicinity of the Central Park, meaning that tenants will have a pleasant view of the greenery," said Alexandra Tomášková, Executive Vice-President for Commercial Development for Hungary and the Czech Republic.

The accent on user’s health and sustainability

Thanks to its projects in Prague, Skanska has long pushed the boundaries of sustainable development on a global scale. At Parkview the company aims for Gold level WELL certification, which assesses the impact on human health and well-being. This evaluates, for example, the content of volatile organic substances in built-in materials and the associated air purity within a building, the availability and quality of water, and balanced and maximum access to a source of natural light. In addition, Parkview has extensive amenities for cyclists and all tenants can also enjoy an accessible rooftop terrace with a view of the Prague panorama. If the building receives the WELL certification, it will become only the third to do so in the Czech Republic after Visionary and Praga Studios (also Skanska).

Parkview also meets the highest environmental standards. "According to the data we have, the Visionary project in Holešovice and the Praga Studios building in Karlín are among the 10 greenest buildings in the world, thanks to their exceptional score in LEED for Core & Shell certification. The Parkview project also aims to achieve the highest possible level of LEED certification,” adds Alexandra Tomášková.

The U-shaped building makes sure that tenants have natural light nomatter where they find themselves on the ground plan. In order to minimise energy consumption, Skanska also used such elements as LED lighting with motion sensors and an efficient cooling and heating system using chilled beams, while the building is equipped with design shading elements in the façade. Rainwater collection and water saving equipment will also help save more than 40% of drinking water.

Access via mobile phone and laundry services

The Parkview building will be equipped with the Connected by Skanska smart operating system, which allows users to control all services using a mobile application. For example, the system offers access by mobile phone instead of a plastic card. Tenants will also be able to use the Laundry Box service, for example, to have their clothes cleaned or the Blocks lockers smart delivery box system.

New York design and plenty of greenery

Parkview comes from the New York architectural studio of Richard Meier & Partners, with which Skanska previously worked on the neighbouring City Green Court building. The building is adorned with a pure white façade, from which balconies with views of the park and of Prague jut out from the second to eight floors. Greenery is placed throughout the building so as to generate a pleasant environment for work and relax. There is a sunken island full of vegetation in the middle of the atrium, with a light cloud designed by artist Mark China floating above. Benches from unique recycled concrete, so-called rebetong, will be placed around the complex and on the rooftop terrace.
