The development offers a total of 69 residential units and several commercial spaces. Alongside passive building standards, the project features advanced ventilation systems, green roofs, solar panels, and a central park with a vineyard.
The exclusive Císařská Vinice project is now complete. Built on the sunlit south-facing slope of Prague 5 in Císařka, near the popular leisure park Ladronka, it comprises seven family homes and two apartment buildings with 69 units. The houses and apartments use “green” technologies, including forced ventilation with heat recovery, and a heating and cooling system through ceiling panels using concrete core activation. The energy source for both the active concrete core and water heating is a ground-source heat pump connected to a network of 25 boreholes, all linked to a central mechanical room. Some family and apartment buildings also feature biosolar roofs, a combination of green roofs and solar panels. The photovoltaic plant is supplemented by a battery storage system.
In the summer months, large overhanging linear balconies, movable sunshades, and external blinds help keep apartments cool. All smart technologies (blinds, heating, and cooling) can be easily controlled via the Loxone smart home system. The external blinds are also connected to a weather station, and together with the ceiling cooling, they ensure thermal stability, which residents especially appreciate during the summer. This setup provides residents with healthy and energy-efficient living.
Císařská Vinice also boasts a legacy of notable contributors. The design was brought to life by a team of architects and engineers from Podlipný Sladký Architects. The basic high-end interior standards were crafted by the design studio Olgoj Chorchoj, while landscape architect Ferdinand Leffler designed the gardens and public spaces.
The thoughtful integration of interior and exterior spaces is evident throughout. Each apartment has a balcony or large terrace, with ground-floor units also offering private gardens. The family houses feature beautiful south-facing gardens. Views open up to greenery, represented by green roofs, private gardens, vineyards, and the park area. The project includes a private wine cellar, accessible only to residents. Nearby, residents can enjoy extensive green spaces with various recreational opportunities, including cycling paths, inline tracks, and a golf course.
