The real estate developer has started work on its first multi-story wooden residential building in the country, a key addition to the final phase of the new urban district, Nová Tesla, currently under development on a large former brownfield site in Pardubice. Wood-based construction is still in its early stages in the Czech Republic, especially in regional areas. Thanks to Bouygues Construction, a global leader in timber construction, Linkcity is introducing advanced knowledge and experience from abroad, which could become a major catalyst for the growth of sustainable construction, not only for residential projects but also for public buildings.
"Construction using renewable resources is an important step toward a sustainable future and a better quality of life for residents. Wood has many excellent qualities, such as its ability to absorb carbon dioxide emissions, significantly reducing the carbon footprint—by up to 20% compared to traditional reinforced concrete. Moreover, its higher surface temperature and superior thermal properties make it more energy-efficient, translating into lower heating costs," says Kristýna Zavrtálková, CEO of Linkcity. She adds, "Wood also has a positive impact on human health and well-being. Numerous studies confirm that it creates a natural indoor environment that helps lower heart rates and blood pressure while boosting creativity and productivity. It also reduces airborne bacteria and viruses, benefiting those with allergies and asthma."
Wooden buildings also offer significant reductions in construction time thanks to prefabrication and modular methods. Linkcity has opted for massive CLT (Cross-Laminated Timber) panels in this project, known for their strength, load-bearing capacity, and fire resistance. This type of construction allows for thinner walls than traditional materials, creating more usable space for residents. In Nová Tesla, where a total of 152 CLT panels will be used, the construction schedule is expected to be shortened by nearly six months compared to conventional methods.

The three-story building will include 11 apartments for sale, with layouts of 2+kk and 3+kk. Residents can expect high-quality living standards, including wooden windows and floors, exposed CLT ceilings, and a modern façade combining delicate larch cladding with rough-textured expanded metal.
The emphasis is on creating a healthy indoor environment that naturally regulates humidity and reduces stress. The project is set in the attractive Pardubičky area, which offers excellent connections to the city center and comprehensive local amenities. Additionally, the proximity to bike paths, a park, and the Chrudimka River ensures a pleasant natural environment for leisure.

Wooden construction is also a key part of sustainable development at the state level. On June 26, 2024, the Czech government approved a Wood Resource Policy, which stipulates that public construction projects should use at least 20% wood. The new Linkcity project is supported by the We Wood branch of Bouygues Construction, which is dedicated to advancing wood construction worldwide.
